Industrial sites: Plot No. 5 (Bruzgi)

We present Plot No. 5 (Sector 2 and Sector 3) of FEZ Grodnoinvest, located in Grodno district on the border with the Republic of Poland. Thanks to its geographic location near the Bruzgi border checkpoint and the availability of both Western and Eastern railway gauges, Plot No. 5 represents a unique platform for the implementation of investment projects in road and railway logistics.

Plot No. 5 Sector 2

Sector 2, with a total area of 245 hectares, is designated for the development of multimodal logistics activities combining railway and road transport. The key project involves the creation of a new railway logistics center (RLC) on the border with the Republic of Poland. The RLC will handle container and other rail freight shipments in the China – EU – China direction, passing through the territory of Belarus within the framework of the Belt and Road Initiative. The RLC will provide services for reloading of TEU containers from different types of rail platforms, storage of containers and other cargo, cross-docking, and related services.

The site is served by railway lines with gauges of 1520 mm and 1435 mm. Vilaris CJSC, a resident company of FEZ Grodnoinvest, operates here, focusing on the export of transport logistics services.

Plot No. 5 Sector 3

Sector 3, with a total area of 210 hectares, is intended for the creation of a logistics center for handling road freight flows. The large Bremino-Bruzgi transport and logistics center is already operating on the site, offering customs clearance, cargo reloading, trailer swapping from international to domestic carriers, distribution, complex cargo handling, and warehousing services. Bruzgi border checkpoint is located within the site.


Today, both sectors of Plot No. 5 are provided with all the necessary transport and engineering infrastructure. It is possible to connect to the power supply, water supply, gas supply, and sewerage networks. Access to the plot is provided by the roads with asphalt concrete and gravel pavement. R99 and R44 roads of republican importance are located nearby, as well as the M6 motorway.

Currently, there is one resident enterprise operating at Plot No. 5 of FEZ Grodnoinvest. Vilaris CJSC was registered as a resident in 2018 with an investment project aimed at expanding of the capabilities of Transport and Logistics Terminal services for reloading petroleum products, methanol, and other liquid cargo from railway tanks of wide gauge to railway tanks of narrow gauge.

As a result of the completed reconstruction, the production base of Vilaris CJSC has developed into one of the largest logistics hubs for the reloading of diesel fuel and methanol. In 2025, the company shifted its focus to providing reloading services for liquid compound fertilizers, as well as storage of tank containers. Starting from 2026, Vilaris CJSC has planned the modernization of its existing equipment to ensure uninterrupted operations and to increase the enterprise’s capacity.


There is a special legal regime for investors in FEZ Grodnoinvest. It includes tax, customs and other preferences. Investors are exempt from paying income tax, real estate tax, rent for land plots that are provided without an auction, customs duties and VAT, etc. In addition, projects in the logistics sector benefit from “port” and “logistics” zones preferences, including the possibility to avoid declaring goods and only perform operations related to the arrival of goods, and the possibility to declare goods by non-residents of FEZ based on an agreement with a FEZ resident.
