Industrial sites: Plot No. 11 (Smorgon)
We present plot No. 11 in Smorgon. Industrial zone of FEZ Grodnoinvest in Smorgon was created in 2015. Today, it consists of 3 sectors with a total area of over 800 hectares and offers unique opportunities for implementing investment projects in various industries.
The administration of FEZ Grodnoinvest has invested about 8 million rubles in the development of infrastructure at plot No. 11 (Smorgon). At the expense of the Development Fund of FEZ Grodnoinvest, a large-scale project for the reconstruction of Industrialny Avenue in Smorgon was implemented.
Industrialny Avenue is the main transportation artery connecting the city of Smorgon with the large industrial site of free economic zone Grodnoinvest. It was built in 1989 and, due to its long period of operation, required reconstruction.
Within the framework of the project a modern four-lane road with asphalt concrete pavement 5.8 km long was built, along with roundabout, pedestrian and bike paths, and a stele for FEZ Grodnoinvest. Street lighting networks and engineering infrastructure networks were also installed. The industrial zone is provided with additional electricity. For the convenience of residents and guests of Smorgon, as well as employees of the resident enterprises of FEZ, landscaping and greening of the area were carried out, and traffic strips, traffic signal ahead, lighting, and bus stops were established.
New infrastructure made it possible to significantly improve the capacity of the movement of cargo flows of residents of FEZ Grodnoinvest, improve the quality of transport logistics and ensure traffic safety in this area at the proper level. It has also made the area more attractive for residents and potential investors.
Today, the plot is provided with all the necessary transport and engineering infrastructure. It is possible to connect to the power supply, water supply, gas supply, sewerage and heating networks.
11 resident enterprises of FEZ have been registered in the area since 2015. Here, major players in the furniture cluster of FEZ Grodnoinvest are concentrated, which includes Ultradecor LLC, Ultra Ply Ltd., Ultradecor NT LLC, Szynaka Mebel Bel LLC, and Ultradecor Properties LLC. Also, enterprises operating in the agro-industrial sector, machinery and metalworking, light industry, the production of construction materials are represented.
Today resident enterprises of FEZ Grodnoinvest located within the boundaries of plot No. 11 (Smorgon) have invested about $550 million in the creation and development of production.
Residents of FEZ Grodnoinvest, implementing investment projects in Smorgon region, attracted over 90% of foreign direct investments on a net basis in 2024. Production volume reached about 2 billion rubles. The residents produce:
- rapeseed, soybean, linseed oil, oil-cakes
- fiberboard, chipboard, flywood, furniture
- tractors, mini equipment and components to it
The residents of Smorgon region formed over 50% of the export of FEZ Grodnoinvest.

Manufacturers of woodworking products:
- Ultradecor LLC is the largest producer of wood boards in the region and is a member of international Ultradecor Group.
- Ultra Ply Ltd. is a member of Ultradecor Group and produces plywood, laminated plywood and veneer
- Ultradecor NT LLC has been producing MDF/HDF, laminated flooring, painted HDF and other types of woodworking products. More than 70% of the company's products are exported.
- Szynaka Mebel Bel LLC is implementing investment project to establish of modern house furniture production (living rooms, dining rooms, bedrooms, children's rooms, classrooms, etc.) of various price categories from economy class to premium segment.
- The Smorgon Experimental Forestry is implementing an investment project on the woodprocessing plant for the production of wood fuel-pellets.
Manufacturers of agro-industrial and agricultural products:
- Belagroterminal Ltd. is a part of the SODRUGESTVO Group of Companies. Within the framework of the new project, the company launched production of soybean and rapeseed oil, oil-cakes for livestock farms.
Manufacturers of machinery and metalworking products:
- Smorgon Assembly Plant JSC specializes in the production of small-size equipment: motoblocks and mini tractors with a full range of extra equipment for them for various agricultural and communal services.
Manufacturers of construction materials:
- Ultradecor Properties LLC – the project involves the creation of rental production areas to accommodate furniture and other related production facilities of FEZ Grodnoinvest residents, as well as warehouses by participants of a furniture cluster.
- SONA Kapital Ltd. – investment project involves creating a production of innovative door systems and premium quality structures from aluminum profiles
- ARMADA-STROY Ltd. – investment project involves the creation of a modern complex to provide production and construction services to residents of FEZ and other enterprises.
Light industry:
- Europlasteks Invest Ltd. is implementing projects to create a vertically integrated complex for the production of cotton yarn and products from it, as well as to organize metal processing production (steel pipes and profiles).
There is a special legal regime for investors in FEZ Grodnoinvest. It includes tax, customs and other preferences. Investors are exempt from paying income tax, real estate tax, rent for land plots that are provided without an auction, customs duties, VAT, etc.
